Through the co-exclusive agreement we legally guarantee that both parties will receive the agreed fees and that they will benefit in their respective listings from the work and investment made by Relocation Ibiza in the 3D virtual tour, aerial drone videos, property plans and professional photographs.

The collaboration between two parties begins with a review of the instruction to sell signed by the seller, confirming the fees agreed and approved by the owners.

Following a review of this document, which establishes the fees in question and the fact that the owners agree to the sale of their property, it is established in the collaboration document that the fees + 21% VAT will be shared 50/50 BETWEEN BOTH PARTIES.

Relocation Ibiza determines that the fees will be deposited at a notary, with the cost being charged to both parties, in order to guarantee payment of the fees. Alternatively, if the Gold package is taken out, the fees will be paid with the earnest money agreement and Relocation Ibiza will split them on the date of signature of the public deed before a notary.

It is very important that this is always reflected in the offer, deposit or earnest money document.

Sometimes the customer may have previously contacted several agencies before us. In order to avoid any disputes and offer customers a quality service, we ask our partners to accept the following terms in the collaboration agreement:

  1. If the customer has subsequently signed a Real Estate Personal Shopper agreement with Relocation Ibiza and they have already been informed about a property, the fees will be paid 50/50.

  2. If the customer was already on your CRM or database but you did not inform them about the property, the fees will be paid 50/50.

  3. If no Real Estate Personal Shopper agreement has been signed with Relocation Ibiza and the customer asks us about the property, but you have informed them about it in the previous 7 calendar days, the fees will not be shared 50/50. The agency which first informed the customer will carry out the transaction, not the second one, provided that the customer does not intend otherwise.

We’ll send you a 3D virtual tour, drone video and professional photographs without you having to pay any of our costs, provided that our Gold package has been taken out on a co-exclusive basis.

No property may be offered to other agents without your prior authorisation and the authorisation of Relocation Ibiza.

The fees in each case will be agreed by all three parties if a third intermediary is approved.

It will depend on who has the signed instruction, but in the case of a co-exclusive agreement it will be prepared in the Relocation Ibiza offices.

It will depend on whether one of our instructions to sell has been signed or whether it is a partner’s instruction to sell.

If the buyer is Relocation Ibiza, it will depend on whether the due diligence done by Relocation Ibiza or the buyer has a positive outcome; hence the importance of us having all the documentation relating to the property to ensure that this process is fast and transparent.

Although we’ve shown that it’s more beneficial for the owners, as well as for you or your agency, that’s fine! If you’re the first one to offer us the property, with your instruction to sell signed on a non-exclusive basis, we’ll be delighted to post the properties on our website and internal CRM, so this will also be visible for our buyers.

Remember that we won’t be able to do the 3D virtual tour, the plans or the drone videos, nor will we be able to post on international websites.

This will mean the loss of the customers who do make decisions based on the tools we have to provide them with more information on each property.
